Watch out for hurdles before closing:
Some things that can pop up before closing are bad home inspections, the home appraisal being too low, and a financing failure. In the inspection process a major issue could be uncovered, a buyer might decide the fixes are too expensive and walk away from the deal. If the buyer is financing the home, usually their lender will make them get an appraisal if the value of the home comes below the loan amount, the buyer will have to come up with the difference in cash or they will have to walk away from the deal. It’s also possible that your buyer’s financing could fall through, so really be prepared for anything towards the closing process.
